Located in Niobrara County, Wyoming this ranch contains 3,763 deeded contiguous acres all with excellent access. It is 6 miles south of Lusk, Wyoming on U.S. Highway 85. U.S. Highway 85 borders the property on the west and a county maintained road borders the property on the east.
This ranch is abundantly watered with a good distribution of livestock water tanks on a 7.5 mile pipeline (1 1/2 inch line). There are 9 large rubber tire water tanks on the water line plus an additional 9 metal tanks located at three windmills, plus a concrete tank at the corrals. The major portion of the pipeline is buried five feet deep.
Three submersible pumps are located on the ranch. One pump is
located at the house and furnishes water for the house, corrals
and a tank just west of the buildings. The other two submersible
pumps are designed to charge the pipeline. The newest well, when
tested, will pump 25 gallons per minute, at present it has a 10
gallon per minute pump in the well. Permits are available on all
of the wells on the ranch.
The ranch has a new set of steel and wood corrals with concrete aprons that will handle 900 head of yearlings at a time. Most of the corrals are constructed of steel pipe and sucker rod and have concrete pads in the sorting alleys and the processing alleys. Included with these corrals is a Daniels Stationary Alley Way and Preiefer squeeze chute with Scott self catching head gate.
There are six separate pastures (all contiguous). Separating each pasture is a 16 foot steel gate hung on metal pipe posts. The fences situated on the ranch include 3.5 miles of new four wire fences, most of the interior and exterior fences have been rebuilt in the past five years. All facilities, improvements and fences are new or in good to excellent condition. No major repairs are needed or necessary on this ranch.
The ranch will summer 625 head of yearlings (6 acres for 4.5 mos.per head) or 185 cows, but one would need to buy winter hay. This portion of Wyoming is noted for its "short grass" that will produce 2# to 3# daily on good native type yearling steers . It is said to be some of the best grass in this part of the United States.
The property is situated on water bearing sand and is surrounded by irrigation wells that produce 1,000 gal. per minute or more. The Ogallala Aquifer is one of the world's largest stores of underground water covering 225,000 square miles beneath eight states including this portion of Wyoming and feeds one fifth of the nation's irrigation water. Most of the irrigation wells in this part of Wyoming are 180 to 350 feet in depth and pump from 120 to 180 feet. There are several places on this property that would accommodate 125 to 180 acres pivot irrigation systems and would increase the animal units and carrying capacity of this ranch.
Among the improvements is one older barn 24' x 56', one open end storage building 24' x 33' and another small storage building 14' x 24'. A new double wide home (two years old) is located on the property. The home is 1,120 sq.ft. (3 bedrooms, two baths) with a 2 car attached garage, 22' x28'. The home is setting on a concrete foundation (no basement). A new septic system has been installed along with a new concrete septic tank with clean outs.
